Where Everyday Language and Legal Language Diverge
"I extended my veranda" — in most cases, what people actually mean is a balcony extension. Everyday speech blends the terms, but in law, the three are entirely different spaces, and which one it legally is determines whether extension is even possible. Balcony extension has a lawful path; veranda extension is itself unauthorized construction.
How Balcony Extension Became 'Legal'
Balcony extension wasn't always lawful. Standards refined around 2005 opened a path to extend into living space once safety conditions — securing a refuge space, installing fire-rated panels (or glass) — are met. That standard is now the basis for extension construction, managed for multi-unit housing through an activity permit.

Be Careful of the Veranda Temptation
The trouble is always the veranda. That lower-floor roof space looks like "unused land in front of my home," tempting an owner to install windows — but the moment they do, it's unauthorized extension. Once registered as an unauthorized structure, enforcement penalties recur repeatedly and sale becomes complicated. When buying a house that's already been extended, checking the unauthorized-structure marking on the building ledger is the first step.
